When you're getting ready to sell your home, its very important that your home "shows well". The following suggestions will help make that happen:
INSIDE YOUR HOME
- Remove all unnecessary objects and furniture throughout the home.
- Clear unnecessary items from kitchen and all other rooms. A neat kitchen looks bigger than it is. Less furniture and clutter makes any room seem larger.
- Remove personal pictures from walls & furniture. We want prospective buyers to mentally "see themselves living in your home." Your family's personal items make it harder for them to do that.
- Clean carpets, drapes & windows. Repaint to neutral colors where necessary
- Install larger light bulbs and leave lamps on during showings. Brighter rooms look and feel larger.
- Have soft music playing during showings. It helps prospective buyers relax during a stressful time.
- Allow your Realtor to put a lockbox on the property. Some agents won't show a home where they have to arrange to meet someone.
OUTSIDE YOUR HOME
Remember that the Buyer's first impression of your home will be what they see as they drive up. It's called "Curb Appeal."
- Remove everything outside that doesn't need to be there. Move garbage cans, etc. into your garage.
- Check gutters & roof for damage or peeling paint and get it repaired.
- Your front door is the first thing a prospective buyer will see up close so paint it and put down a new doormat. Make sure the doorbell works.
- Mow the grass and fertilize it to make it as green as possible. Keep the lawn neatly edged.
- Prune bushes & trees so they don't block windows. Put down fresh wood chips.
- Make sure the garage door is down during showings.

In summary, if you want to sell your home, list it at its "market price." If you don’t want to sell it at that price, don’t put it on the market.
